These are some of the most common questions we receive when working with our clients.

What is the cost per square foot to build a custom home?

There are several key factors that influence the cost of a home building project:

  • Size: the total square footage of your home

  • Finishes:  interior selection (cabinets, counters, hardwoods, carpeting, tile, windows, doors, trim, and more). You also play a part in the final costs of the project by determining these selections and finishing touches.

  • Site conditions:  job site layout, utility connection and accessibility.

 

We have found that the typical custom home project ranges from $325 - $425 per square foot, although each home building project is unique.

 

What does our project estimate include?

Our estimates include the following:

  • Labor and materials

  • Construction insurance

  • State sales taxes

  • Contractor’s fee

 

What other costs do we need to take into consideration outside of your project estimate?

In addition to our project estimate, you should also consider the following:

  • Financing

  • Surveys, civil engineer, Geotech, and architecture design fee

  • Any building permits

 

How long does it really take to build a custom home?

Designing and obtaining city building permits can take anywhere between 6 months to a year depending on the scope and complexity of the project. The time of year when you build and how large the project is will also play a role in the length of your project. A house 2500 – 3500 square ft will typically take 8 – 11 months to build.  Smaller projects with less than 2500 square foot will take less time.

 

Go with Cost-Plus vs Fix Cost Estimate?

There are pros and cons to both options.

 

Fixed cost sounds like a great way to go; your project cost will never go up.  However, home builders must consider the unknown risks and factor in the extra costs to cover any unexpected expenses.  If this risk factor doesn’t get realized, the builders would keep the extra cost at the end. 

 

At Dang Construction LLC, we believe that the best approach for our client is to go with Cost-Plus.  Based on your design and plan, we provide you with your project building cost estimate. We include a contingency fund to be used if the price goes up.  If the price goes down, we pass the savings on to you.

 

When we build, we are building with your project cost in mind.

 

We provide transparency in our invoicing with our contractors/suppliers; this means you would be able to verify any of the suppliers/contractors’ invoice.
